Site or Property ot Complete

One of the most common defects is where we visit the site to find that either the property, the shared facilties or access roads are not complete or the area is still a building site, and potentially dangerous to owners and this series of photographs show real examples of properties on which owners were being asked to complete. The specification of the will include the communal facilities pool etc which should be fiished and available at the time of completion

       

Property Does Not Meet Agreed Specification

When you buy the property you will received a detailed specification description which forms part of the contract and which you should take to the snagging inspection. This will include everything including room sizes, plot size, building materials, and any white goods, furniture, AC etc. If you have made any changes to the agreed specification these should also be documented. Peoples are often surprised that, unlike the UK, things like lighting connections, shower cubicals and even kitchens are not included. 

Take a measue with you as we have real examples where the plot size or room sizes are smaller than the agreed specification and where the buyer has been able to claim compensation for the defect

When you complete everything that is on the specification should be installed and working and the property should be ready to move into.
